Our home base — garage, lanai, and interior floors for every era of Sarasota home, from Gulf Gate ranches to Palmer Ranch new builds.
Sarasota is home base for Epoxy Solutions — these are the slabs we know best. The city’s housing runs the full spread: 1950s–70s concrete-block ranches through Gulf Gate, Southgate, and Arlington Park, condo and villa communities across Palmer Ranch, and new construction pushing east past I-75. Different eras, same Florida problems — bare concrete that dusts, stains, drinks humidity, and tracks sand in from Siesta Key.
We coat all of it: garage floors that end the dust and hot-tire stains, full-broadcast flake systems for garages and entries, lanai coatings with UV-stable topcoats, and metallic showpieces for interiors. Every job starts with diamond grinding — the only prep that holds on a Gulf Coast slab.

(941) 504-3131The mid-century block homes that fill Gulf Gate, Southgate, and the neighborhoods off the Trail sit on slabs that have worked for fifty-plus years — hairline cracks, old paint, and soaked-in oil come standard. Those floors get ground back to sound concrete and repaired before any coating goes down, which is exactly why they come out looking new instead of resurfaced.
Out east in Palmer Ranch and the newer communities toward Lakewood Ranch, the concrete is younger but arrives with its own catch: builder curing compounds and hard-troweled surfaces that coatings can’t grip without mechanical grinding. Two- and three-car garages out here make some of the best flake and metallic transformations we do.
Sarasota living happens on the lanai — and most of them are still bare, stained builder concrete. We finish screened lanais, open patios, and pool decks with slip-resistant texture and UV-stable topcoats built for a town that spends most of the year in full sun, so the floor keeps its color instead of ambering.
Coastal humidity is the other constant. Slab moisture gets attention on every Sarasota job — it drives primer choice and prep, and it’s the difference between a coating that lasts years and one that bubbles by summer. It’s also why we’d rather grind and prep properly than be the cheapest quote in town.
