Those floors get ground back to sound concrete and repaired before any coating goes down, which is exactly why they come out looking new instead of resurfaced.
Out east in Palmer Ranch and the newer communities toward Lakewood Ranch, the concrete is younger but arrives with its own catch: builder curing compounds and hard-troweled surfaces that coatings can’t grip without mechanical grinding. Two- and three-car garages out here make some of the best flake and metallic transformations we do.
Sarasota living happens on the lanai — and most of them are still bare, stained builder concrete. We finish screened lanais, open patios, and pool decks with slip-resistant texture and UV-stable topcoats built for a town that spends most of the year in full sun, so the floor keeps its color instead of ambering.
